How It Works

Our Process

01

Feasibility & Zoning

We analyze NYC zoning (or Nassau/Suffolk zoning) to determine what additions are allowable under as-of-right development rights and FAR.

02

Engineering & Design

We coordinate with licensed structural engineers and architects to develop DOB-approvable drawings for the addition scope.

03

DOB Filing

Full DOB Alteration permit application including structural drawings, energy compliance, and all required approvals.

04

Existing Structure Prep

We prepare the existing building for the addition — reinforcing foundations, installing temporary shoring, and making all connections.

05

New Construction

Framing, structure, roofing, windows, MEP rough-in, insulation, and exterior work are completed per the approved plans.

06

Finishes & Certificate

Interior finishes, DOB inspections, and Certificate of Occupancy are completed — delivering a fully legal, added space.

Common Questions

Frequently Asked Questions

Can I add a floor to my NYC building?
Possibly, yes — subject to NYC zoning analysis. NYC buildings can be expanded vertically if unused floor area ratio (FAR) is available under the applicable zoning resolution. We analyze zoning compliance and work with structural engineers to evaluate whether your existing foundation and structure can support additional floors.
What permits are required for a building addition in NYC?
A building addition requires a NYC DOB Alteration Type 1 (Alt-1) permit at minimum, plus potentially separate mechanical, plumbing, and electrical permits. The alteration must also comply with current energy code requirements. Professional engineer (PE) or registered architect (RA) drawings are required for DOB submission.
How long does a building addition take in NYC?
Timeline depends on scope. A single-floor rooftop addition might take 12–18 months from design start to Certificate of Occupancy — with much of that time in DOB plan review. A rear horizontal addition on a Nassau County home might take 3–6 months. We provide realistic timelines based on your specific project.
Can you build an ADU (accessory dwelling unit) in NYC?
NYC ADU construction is a rapidly evolving area following changes to the Zoning Resolution. Basement and cellar ADUs (basement apartments) are now increasingly permissible. We advise on ADU feasibility for specific properties and handle all permitting and construction.
